Selling a home can be a very stressful process, but we want to make it as easy for you as possible! We know that between the paperwork, finding a price, deadlines, and more, this can be very confusing, but we are going to walk you through this process step by step. We will device a plan to sell your home that works for you!


Staging

Staging does not have to be a difficult or expensive part of the process! If you’re going to pick one thing to do to create a more inviting environment for potential homebuyers, ELIMINATE THE CLUTTER! Getting rid of all your clutter makes the biggest impact when selling a home. There is no better feeling than having a fresh start without all of the unneeded “stuff” that we all tend to hang on to anyways. So do a purge! If you don’t want to get rid of anything, no big deal. Just hide it! Keep countertops and rooms as clear as possible. The cleaner everything is, the bigger your home looks! And if you can get rid of any furniture, do it! An abundance of furniture is the #1 thing that can make a home look smaller than it is.

Photos

One thing we do to make our properties stand out is by getting aerial photos! There is no better way to show off a lake front property especially, than by taking photos from above. When homebuyers are looking for lakefront property, one of the main things they are looking at IS THE WATERFRONT! So lets show it off!

Virtual Tour

Another way we like to market our properties is by creating virtual tours. Online marketing is extremely important these days so we really want potential homebuyers to be able to get a feel of the property online. THIS is the hook that brings them in to look at it in person! Another advantage of this is that it shows off your property to people without realtors that may have limited access to searching for homes. They see your property online, are able to experience it via virtual tour, and then make an appointment to go see it!

Internet

When you list with us, your home will appear in multiple locations on the internet! In addition to the Highland Lakes MLS (multiple listings service), the Austin MLS, and featured on our own personal website, we also upload our properties to Realtor.com and Real Estate Book.  Realtor.com and Real Estate Book have quite a few online partners where your property will be advertised on as well! A few of these partners include RealEstate.com, Google Base, Trulia, Yahoo RealEstate,  HouseLocator.com, WallStreetJournal.com, The New York Times, Zillow, at&t.net, MSN.com, AOL.com, and many more!

Email

We also send out weekly email updates to market your home! We have about 2,000 people subscribed to our email blast who have a particular interest in properties and homes in our area. If you are listed with us, your home will be featured in these emails! When/if you have a price change, or any update on your home during this process, we will feature it in our email then as well to get it maximum exposure.

MLS

MLS stands for Multiple Listing Service and it is what Realtors use to list your home. When you list with a realtor or broker as opposed to selling yourself, your home will be posted on one of these sites. We actually have access to TWO MLS sites and will market your home on both! We subscribe to the Highland Lakes MLS (our main MLS in this area) as well as the Austin MLS! This is not something that all realtors and brokers do and is something you should always consider when choosing a realtor.
